THe board should also consider placing its Hammond property along with several months net earnings (say $180MM) into a separate entity and distributing it to shareholders.
Alot has changed in the past year:
-IFP no longer needs funds, but rather needs to re-invest.
- Real estate prices, especialy industrial, have dramatically increased.
- Vancouver real estate is especially scarce and will only increase in value in the decades to come.
- Avoid paying captial gains tax on funds IFP doesn't need and allow shareholders to decide themselves when to take the capital gain (by selling the publicly traded spin-off)
