All depends on what happens with Arcueil, the payout ratio if that property is 100% vacant will look awful, probably north of 400%. That being said, it should all be very temporary - the plan is to not lease it is to either sell or JV for refevelopment.  I think the distribution is safe, unless they plan on taking a lot of the redevelopment themselves it should be a very temporary hit to ...more

RE: "Any thoughts?": The reason for this is "math". How fixed price DIV's work: Stock price of $1 with DIV of $0.10 fixed price. Result: DIV pays $0.10. Stock price raises to $2 with DIV of $0.10 fixed price. Result: DIV pays $0.10. Stock price lowers to $0.50 with DIV of $0.10 fixed price. Result: DIV pays $0.10.
