Ugh. I keep messsing up... thats with a land lift to a conservative market value on the land.... so based on MPC cost base $450k a door cash out wouldnt surpirse me.

The jv owns over 7000 doors in central. Mpc owns 50 percent.   I think they will earn margin on construction as well.

MPC has way more than 3700 doors in Central ---> 7000k plus doors in Silverdale. Now I dont think 430k raw land value per door is close to market, but it doesnt matter..... The land is worth a ton ...more
