Mind boggling

Mind bogglingLets flush out whats going on here....They state 16.63 nav on the current recurring income portion of the portfolio.   So let me get this straight.... at current price its Valued at 33% of the income producing properties with all the development land thrown in for free?   How does any of this make sense?   I get that the distribution is not covered, and they want to sell some land for development funds.   Its a wip entitiy but Inwould think the value is far higher then where we are.  Is this retail capitulation, or legitimate accurate valuation at this point?
