ALL THE BIG DAWGS IN NWH

Are likely underwater 50% in their investment but of course recouped some on the dividends.  '

The asset values dont seem like they went down that much, a about 50-75bp of cap rate compression.

The floating debt tanked the SP.

Time to sell it ALL and walk away with $10-12

I think people are trying to rationalize why it's trading what it's trading at with all this stuff but it's really as simple as risk free rate.. it would be a 6% yield if it were trading at 6, and if you can get 5% risk free, you're gonna need some juicy premium to incentivize this REIT.. 2-2.5% premium being normal puts 5 dollars a reasonable price for this REIT right now. The high 5% rates are just for very short-term duration, looking out 10 year bond its 3.5-4.25% CAD/US.   AFFO matters more than the payout.  Right now for NWH its about 9x AFFO, the SP could be a bit higher around 5-5.50 I would think. The sellable value of the REIT is likely still around $10 thats why they may be trying to take shortcuts to restore value rather than wait years for ...more
