Industrial Rents

Summit in their pr give a glimpse of the industrial market. New leases are up 27% with Ontario up 67% and Quebec up 29%. Unbelievable but factual apparently. NXR should show similar numbers. As cash flow increases, distributions should rise.

Good point. Summit is more focused on inside big cities such as heavy GTA holdings vs the majority of Nexus holdings which is outside of big 6. Good signs on rent increases being significant, Summit also reported IFRS NAVPU increase. Summit has been able to issue bonds at a lower rate than mortgages (according to PR).  Nexus has started to settle and hasnt sold off this week with the market. ...more
