Wow you're a leasing agent too...there is no end to Note's knowledge!!!

I read it as:
1) There is no hope of a buyout so we're signing a new lease because there is no concern of that being a disincentive to anyone. 

2) We are going for something cheaper because we are running out of money with no cash coming our way in the foreseeable future. 

Have a gulp of Kool-Aid and come at groupies!
