HR style.  Once the market gets  reminded Q2 that this is trading at literally the lowest multiple to FFO by a landslide coupled by some commitment to NCIB we shouldl definitey hit $14.50  resistance and maybe $15.00.

Hey mate and fellow H&R investor, I just initiated a small position here today after seeing the retail sector start to rebound with Aritizia report yesterday.   Just saw the NCIB today that they purchased a straight 20K shares per day through June.  Do you know why they haven't increased their buybacks under the NCIB?  They can go at it much heavier than they are while ...more

Lucky you, my average is mid $13's.   They don't have the luxury of asset sales to fund the NCIB so are just doing it from their 60 million free cash flow, so it can only eat up 20k a day. I'm guessing they may increase it or announce something on Q2 now that we are HALF PRICE.  SICKENING MAN

Some speculation for you - June 30th, they increased the buyback to 50K which is a first.  Now they are in a blackout period, so they can't touch the instructions they give to their broker managing the buyback until results are published.  So possible they increased it on June 30th, the last day before blackout to 50K and we might be seeing buybacks accelerate in July at this rate ...more

Thats very possible.  In any case, NCIB usually doesn't support the SP in short-term.   Artis, Dream Office have literally been doing it forever and only increases NAV "on paper"
