You are incorrect. Book value as it relates to an asset on a balance sheet, is not the FMV of that asset. As I've said, book value is the price the company paid for a particular asset. If that asset appreciates in value over time, the book value as noted on the balance sheet is still going to be the original purchase price. In other words, book value and fair market value describe two different things. 

The fair market value of the asset isn't even recorded on the balance sheet. As well, assets that have been developed by the company as opposed to purchased by the company don't even have a book value on the balance sheet
