I think investors were hoping that Slate management would get kicked out and then the assets could be sold. In 2016, the reit was generating $0.96 in FFO per share and $0.86 AFFO per share. In 2022, the reit is generating $0.47 in FFO per share and $0.47 AFFO per share. Slate's management has failed to generate value for the shareholders. Getting very close to the March 2020 pandemic low despite no news and Armoyan owning at or close to 20% (or is he now selling some of that interest).  Dividend cut definitely priced in but smells suspicious given there has been no news issued.

If he is deciding to sell at a loss then I question what exactly his logic/end game is.   To buy millions at $4.50 suggests he was confident he would be able to get $5.50+ for it upon his strategic initiatives

Seems as though this is an office reit problem more than a Slate office problem. I did not think that the SBV problems would have the impact on the office reit industry as they seem to have. And without Armoyan picking up shares anymore there is nothing stopping the freefall. Might be a good time to pick up some cheaper shares.
