Service Properties Trust is a real estate investment trust. The Company operates through two segments: hotel investments and net lease investments. It owns a portfolio of hotels and net lease service and necessity-based retail properties. The Company owns over 221 hotels with approximately 37,000 rooms or suites located in over 36 states, in the District of Columbia, Ontario, Canada and San Juan, Puerto Rico. It owns approximately 752 service-oriented retail properties with over 13.3 million square feet located in approximately 42 states. The Company’s net lease portfolio is occupied by over 175 tenants, which is operating approximately 137 brands in over 21 industries. The Company's net lease portfolio is leased to tenants that include travel centers, quick service and casual dining restaurants, movie theaters, health and fitness centers, grocery stores, automotive parts and services and other businesses in service-oriented and necessity-based industries.

RE:RE:ok q?I agree that SVC is solid on many fronts including the list you gave as per my other prior and recent posts have listed. Regardless this quarter is a miss qualified by "not terrible" and thus despite SVC stellar supports the major causative factor in bringing down this stock from $4.50 to $3.50 in the last few weeks was the guidance of a poorer 2Q. That haircut is significant and paints the "miss". Going forward I also stated and state emphatically that SVC will double over the next year. SVC is my major holding by far. I bought many more shares from below $3.70, $3.60 and yesterday below $3.50 as I cashed out of other positive holdings. Today's action thus far is lackluster although I expect higher values day by day. Happy$$$Hunting!!!
