Land use changes.

I saw a article last week complaining about York region's plans to remove lands from the greenbelt.
Highly political.  In Gormley, they want to expand the employment lands. I found a document that maps the expansion north, backing on Highway 404. This directly across the road from Station Creek.
It does not take the course in, but one step closer.

York Region on Oct 22 approved a motion to approach the province to remove site specific lands from the greenbelt in order to provide employment lands adjacent to the 400 series Highways.

The most likely candidate in terms of an operating golf property would be Station Creek which is in the 404 corridor and immediately adjacent to commercial land on Woodbine Ave. few would know this but ClubLink also owns 300 acres immediately adjacent to Highway 400 just north of King Rd.  The old Kinghaven horse farm.  Would be a prime candidate for this.

Are the Kinghaven lands on the west side of the 400 on Weston Road?

East side of 400 immediately north of 15th Sideroad. You should be able to see all the horse barns on Google. I believe the exact acreage is 278. Lots of frontage on both 400 and Jane St

You are right. I double-checked in the annual report and it is in fact 278 acres. So probably another $10M + of value we had all forgotten about.

I think that land is worth more than 36k per acre.

I saw a listing further north on the east side. 4 million for 10 acres.  I think industrial lands are around 350 k. If it totally worked out, more like a 100 million.

Yes. I'd add a size discount to be conservative.
