This is bs. If morguard wants the company buy it and offer shareholders a reasonable amount.

With each rights offering they are raising their ownership level, at a lower price. A slow motion takeover at depressed prices. I'm not sure how the TSX allows this.

Morguard gets to use the money twice by paying debt owing to them. Plus using funds from repayment to buy back more shares. This way Morguard can sell TPH higher with less debt.
