" Now that the PDP is approved, the developer can request what is called a "public report" from the state Department of Real Estate. The report will include the disclosures the developer must make to prospective buyers as it begins marketing the subdivision. 

Schlosser said the city is still in discussion with the developer about contents of the CC&Rs (covenants, codes and restrictions) and how the homeowners association will function. "

 Note that the city is "still" in discussions, which means this next step has been in the works for a while. It may not be long before they get the final details hammered out and Jeff has another news release to share.

Just so everybody knows exactly the DRE process. "The purchase of real estate is the largest single investment most Californians make during their lifetimes. The DRE ensures that subdividers comply with real estate and subdivided lands laws when offering new homes or lots for sale and deliver to buyers what was agreed to at the time of purchase. I guess schneps has never bought a house in a new subdivision. Well, we just built a brand new house in a new subdivision and there were zero issues. All developers know the process, and it isn't rocket science. They have been doing it for decades. Just more misdirection and doubt-sowing from the board basher.

I am not misdirecting, nor am I sowing doubt. If anything it gives people a better perspective of timelines and exactly what needs to be dealt with in order to move forward with a project of this size. California is definitely not the same as other states or provinces when it comes to Government oversight.
