Q2 numbers will include April-June results, so any weather that you mentioned in July will not affect these results.  They may mention it in the MD&A if it affects Q3 results materially.  We'll see tomorrow.  Trading at under 3 x trailing 2012 eps, and 0.10/share in earnings (Q1) already on the books for 2013.  GRE is clearly undervalued.  Let's see what happens tomorrow.
