beaten down by poor management or circumstances leading to a lot litigation and giant losses, however I have spoken to some of the past trustees and they all held the opinion that this REIT has good properties in its portfolio. So quit knocking the real estate, and you know who you are. The REIT unfortunately has been frowned on because of bad or marginal management. The current management, is dedicated to improve the public image, and as a result we will see significant price increases for the units. I would estimate a true value of $4.50 would represent a fair price today. This would represent a 12% discount from NAV, now that we have less debt on the Balance Sheet.
