negative amortization: 

I'll explain briefly. 

You have a fixed payment variable mortgage. Interest rates have risen so high to the point that your "fixed" payments do not cover your interest expense let alone any money going towards principle.  When your monthly payments covers less than 100% of your interest owed on the debt, then the term used to explain this is called negative amortization. The interest portion of your fixed monthly payments that is above your fixed monthly payments gets added on to your principal when you renew your financing at a later date.
