I do agree with you, but I do not let you feed my ego because that is not a yardstick to brag about. Pardon me for having just quickly browsed over whatever you have written but I know where you are going. P and P, very, very bad argument to talk about the sector being dead and us not getting out of it anything anymore, now or in the future. Where your logic falls apart is that all the sales happened during the times that most of the closings were taking place. As to the future, I am surprised that you are actually bearish while being irrationally exuberant on everything else. We'll get P and P deals within the year. And you can just notch that up to yet another thing you'll be wrong about. Meow, meow.
