Right, which is why I think there's going to be more pain ahead before things start to take off. This is what I'd like to see going forward. Not in any particular order.
1) 30 year fixed mortgage rates to stabilize
2) real estate prices to stabilize (I think we're in the first inning)
3) a balanced market between buyers and sellers.
4) debt pay down
5) improve cash flow
