For what this is worth, RBC calculates NAV at $8.00 Canadian.

Fair point, but why would they pay $15 or 3x you said when they can buy all day at $5-6 up to 20% or hostile bid us at $8-10

Sounds like you're into "trading" reits...a 6% downslide for NWH while collecting a dividend isnt that big a deal.   But I concur as it approachs $5.00 or $4's its ...more
