Madison is carrying values at much lower prices. I believe book is in the $300's. There is a significant margin of safety.

We have some property nearby. It's about 35k sq ft. We have had offers for $18m on a 10 year sale and leaseback arrangement. Industrial availability is nearly zero.

Math problem, the Silverdale land assembly dates to 1966. Over 50 years. However, you get the point, they are patient. Cost of land is negligible. This project will be cap intensive.
