Sounds reasonable but theyve yet to fix the "capital structure" here, and even if rates go south may not get back to the 2% or whaever it was all of last decade

Is simple, this has both defensive pick (recession proof) elements, as well as tailwinds from rates coming down i believe will end up being an outperformer, at least on YTD basis..
