Its because the sector has just gone up a tiny bit, while BPY rallied 15%. So its out of sync. If REITS catch a bid closer to conversion date then maybe itll keep going up

Without the strong financial backing of BAM, if BPY was any other REIT it would be $8 bucks now- high debt, very high payout ratio.

Office side will be OK, thier retail side will be much worse. RioCan has 10% enclosed. BPY is about 70%. Payout ratio with be 140-150 unless they cut dividend, but based on recent renogtiation, they
