Book Vaue is around $6-7 a share but only in August PDL was buying 10m worth at $7.  Guess he buys at a premium!

PDL and partners wanted to make an offer for the REIT after it dived during dividend cut, probably offered around $8 bucks or almost 100% premium - super "fair" deal to trading price.  ...more

The high 5% rates are just for very short-term duration, looking out 10 year bond its 3.5-4.25% CAD/US.   AFFO matters more than the payout.  Right now for NWH its about 9x AFFO, the SP ...more

I think people are trying to rationalize why it's trading what it's trading at with all this stuff but it's really as simple as risk free rate.. it would be a 6% yield if it were trading ...more

Are likely underwater 50% in their investment but of course recouped some on the dividends.  ' The asset values dont seem like they went down that much, a about 50-75bp of cap rate ...more

Agreed, but unless all the biggest NWH holders (NVWP, Bobby guy, TMR) are going to join hands for a hostile bid, its tough to pull off.

When they cut the dividend they crunched 2024 interest and so the 0.38 dividend should be safe for this year.  Or they look incompetent. I expect the review to get something meaningful by summer ...more
