The Company conducts all its activities through its subsidiaries, the Operating Partnership and Subsidiary Partnerships, engaged in the ownership, operation, management, leasing, acquisition, renovation, expansion, development and financing of community and neighborhood shopping centers and mixed-used properties, primarily in the Washington, DC/Baltimore metropolitan area. The Company operates through two business segments: Shopping Centers and Mixed-Use Properties. The Company operates and manages a real estate portfolio of over 57 operating properties, totaling approximately 9.8 million square feet of gross leasable area (GLA), and four development properties. The operating property portfolio is composed of 50 neighborhood and community shopping centers, and seven mixed-use properties totaling approximately 7.9 million and 1.9 million square feet of GLA, respectively.

RE: Q3 Analysis and Value Estimatepsmith: thanks for the compliment. You are indeed correct in stating that the company has year-to-date earnings of $0.09. The reason why I mentioned $0.084 was that I was referring to trailing twelve months earnings, the difference being the $0.005 loss the the company incurred in Q4 of last year. You could reasonably argue that I'm being conservative in using the $0.084 figure, because Q4 of last year had a one-time write-off of $78k which was responsible for most of the loss in that quarter. My quarterly records go back to 2003 and they indicate that Q4 is always the company's worst one. Over the 4 full fiscal years from 2003 to 2006, they haven't had a positive Q4, but they came close to break-even in Q4 of last year. That's why I said that if Q4 of 2007 is decent, annual eps could be in the $0.09 range. Actually, it could easily be higher, but I'm trying to stay on the safe side. I do think that your $.11 is possible, especially since Q1 (another typically weaker quarter) of this year was so much better than Q1 of last year, but I don't think you can take it to the bank at this point.
