don't be in a hurry to payoff yoru mortgage unless your in the first 15 years of paying for it. the bank has already got yoru money.. stay with an open mortgage till the trend on rates moves hgiher say in a years time or maybe longer. next cut in January is a sure thing for another 1/4 point.. Ok TD employees do the Whoop, Whoop.. bonus money coming in the next week same like last year. My cousin is getting 65K..lol...don't mess up those 25% rates will get you.
