RE RE Prospectorlol did a lot in my day but never a broker I sat on the board of directors of Territorial resources in the early 80s
I would pan that creek that runs through the claims if I had lots of time which I don't I would make a grid and document it all and try to figure out where the gold is coming from it is a lot of work I use to like it when I was getting paid for it but have done it on my own a lot and have staked a few claims in my day the last one a couple years ago in Yukon my old knees just won't do it anymore otherwise I would be still at it.
One of the last  claims I had was in the same area as the Huckleberry mine by Houston BC and I knew it was a good claim but got all involved with a different project and let the claim lapse, there was silver right at surface, we would high grade it and fly it out in drums on a helicopter. Oh well win some lose some but I'm not going to lose PEM I just got a real good feeling about this ground.
