you are taking great efforts to discredit any good that comes out of the WRK camp.
I would assume you are not a unit holder, becuase if you were "bashing" the thing all over the place as you have been doing would be like shooting yourself in the foot.
I have disclosed my position: I have held WRK for some time, I read the financials, listen to the confernce calls and have recently as in the past had corespondance with Jason himself.
Your elaberate fanacial analysis would appear conclusive, and yet is bsed on a  lot of specutaion of what they have for internal operations costs, property values etc.
Like I said, That is their job to worry about.
Perhaps if you know so much about runing a REIT you should inquire about a job at WRK and you can maybe take them out of this terible situation you think they are in!
WRK will be trading well past $25 before mid Sept, rather you like it or not.
It will however could be back at around $15 by end of the year ( after the 2/1 spilt)!
And athat is my speculation.
All I do know for sure is what I read and hear from management, so far they have not let me down.
