5 million equity investment on a 45 million deal. hmmmmm. That means the other 40 million is debt, assumed mortgages or whatever? ............... 40 / 45 is about 89% loan-to-value? That doesn't sound like "deleveraging over time" to me. I must be reading this wrong....
