Leverage and loopy CEO aside, one has to give a bit of credit to WRK since they appear to have made the 20%++ hurdle on the equity issue from last year. The "tradtional" double digit cap rate levered 65-75% should work even better with 10.8% units. Yes, some rare praise for WRK from baudelaire.
