Hey Prospect, we also live on Vancouver Isl. just outside of Ladysmith. I've always thought Victoria is the nicest city I've ever visited. love to go to Kilshaws for good estate and antique auctions. seen the inside of Royal Jubilee hospital a few times too.

I too will hold and take whatever Elmer negotiates and if we're down again tomorrow, I'll buy more. best of luck to all...chunky
