Basically, I agree with you.  I have more riding on this than I ever had with any stock.   Ever!-  Still, sometimes it is good to step back and be (self)critical.  Here my list of the strengths, and the weaknesses:

The Positive:

 - The management team; Cashin and Co. really know what they are doing when it comes to developing mines

 -  The Heavies!  Nowhere else are the heavies as well presented in the mix

 -  It's in Quebec (mostly).  The Newfoiundland portion should be discounted for the time being

 - Annual growth in REE use: 5% (average of last 40 years), trending towards higher growth rate

The Question Marks:

 - Cashin knows how to build a mine, but does he have the talent to create concentration and extraction facilites?

 -  It's friggin' miles from ports, with no access roads.  We are not mining diamonds that can be flown out: we are mining REOs that need major truck access, or better yet: a railroad.  That stuff is not done overnight and it needs "guvermint" support

 - Could Mountain Pass or the BC stuff beat us to the punch?

 - How much radiactive stuff (thorium) is there to get the regulating bodies all in a huff?

Anyway: you can jump on me, but I am still an optimist with a streak of scepticism.
