take over candidate?Recently a take over offer came out for CMQ.un .. totally out of the blue.
Interestingly the price brings the unit value down to around 6%.

A similar offer for WRK ( 6% cap) would equate to a price of $18.70!
A 7% cap which is what comier is traiding at would be $16.
So you can see the potential.

Now I am not expecting or even hoping for this to happen. As hard it is to believe, even a 23% increase to $16 would cause me more grief than profit.

My long term plans are to continue to devest wrk by moving my disitributions out each month.

the tax free distributions are very valuable for me and a 23% increase ( to $16) would only be 3 yrs of distributions and would be taxable when I sold.
So simply put my wish is to see a gradual steady growth for the next
5 yrs: Just like reits are suppose to do.
Is wrk a take over candidate? perhaps in the same realm as CMQ was. Somebody decided that was a good use of funds.
Comercial cap rates have come way down, perhaps it is cheaper to buy the whole farm instead of just the cow.
One last thing: white rock has been quite lean on any news lately. My intuition says we are very due for something.
I admit it is a happier time to see the unit price go up, but under my personal cash flow cow, I like my monthly income.
And do hope to be yapping away on here 4 -5 years from now, still collecting.
I do expect to see a distribution increase, perhaps as early as late 2013
