I looked at the costs for another company which was using Kirkness (Urastar, I believe) and I seem to recall that the costs come out to about $120-odd dollars per foot.

I believe that what may have been happening is that all Kirkness costs which can't be allocated to arm's-length companies (because no company is going to use a drilling company which charges way-above-market rates) are just flowed over to MSQ as property expenses  and, seemingly, maybe someone forgot that the Pine Tree wasn't an MSQ property.
