1. I had removed acquisition costs from my projection

2. Get into a REIT if you want real estate appreciation

3. Enough profitability to justify this price is not even on the horizon. "Blockbuster" (defunct's namesake) has certain similarities. Buy! Buy! Expand! Expand! Wait! Wait! Profits will come! Profits will come! ........ OOPS!
