I've only held this one for a short period of time and have been very happy

Can anyone explain some of the risks that play into this stock?

Anyone have a good feeling for what areas of the country they are most involved in?

Does anyone know their payout ratio and how that has changed overtime?

Any dividend increases recently or forcasted?
