RE: RE: REITS While there's certainly value in a company investing in real estate through capital appreciation, capital appreciation isn't realized on the books until a sale. Buildings are recognized at cost on the books.
So just looking at financials alone it's really tough to assess a REIT based on their market holdings; you can only really estimate.
Also the market for apartment buildings is really different than it is for houses and condos. Apartment buildings are all about their capex. If rents are not doing that well, the building isn't worth as much. Of coruse a rising tide raises all ships though.
