Here is some valuations from different institutions for TOL.

Now, we can easily see that the value of the stock should be a lot higher than its current value on a book value perspective, even based on a NAVPS or CF. This stock has been a victim of being a Canadian venture small energy cap where US investor money has simply escaped! A few quarters should bump up the price to at least $3 in my opinion. The problem will be selling some assets and not others. PBN would have been the obvious acquiror but I don't think they are in a good position to do that now just yet. 
 
The take is patience and keeping an eye out on reports!
