RE:Great buy ! Greetings TRRG.   Agree with all your points except maybe the geopolitical situation. Truly ugly on a Federal basis, but yes provincially they are a little saner.  Look at LCC, an easy quadruple if the federales were to say the right words.  
Plus, if such a bargain (and on paper I agree it is) where are the buyers???  Even Canaccord who had it as a buy have now put a hold on it and a target of 35cents??? 
The only other concern would be that the low cost development you mention has risen dramatically over the last 2 or 3 years. Not too long ago the cost was sub $400/oz to mine. A tad higher now. You would think with all the drillers, equipment suppliers, chemical suppliers that are sitting on their butts that costs would be declining, but not yet.
Maybe a push up above $1400 in au will be a stimulus for our shares. Maybe.
