The financial statements reflect market value of all of the assets. The book equity is $7.60 that's a fact the statements do not lie. You can argue all you want about how much should be distribute, it doe not change the fact that the assets are valued at $7.60/unit. The other thing of course is under the REIT tax rules all the income is to be paid out to the unit owners, so it comes back to the same thing, the units are worth $7.60/unit.
