I am looking for a few suggestions on individual REITs.
Help me out here. I have held the etf "XRE' for ages, but am tired of paying the MER. Whilst the MER is .60% it does add up over the years due to the "lost opportunity" factor. Here is a calculator which will give you an idea about what I am talking about.

I did two scenarios: In the first or "Fund one" I used $100,000 for a 10 year term with no load fees, and no further contributions. I used the MER that the etf XRE charges (0.60%).
The second scenario: I used exactly the same numbers, with a MER of zero and other fees of $50.00 representing five trade fees at $10.00 each.
Have a look at the numbers: A low MER of only .60% costs you $7,759.32 over this time period of ten years, whereas; the $50.00 in trades fees is a one time fee.
If any of you happen to hold mutual funds, do yourself a favour and find out what the MER is on those funds and use this calculator. I'll bet you will fall off your chair in disbelief!!
