There are looking for a catalyst to boost the stock price. "we are investor too" they say. No talk about div. Debt to CF is going to drop this year. Funny thing I notice is that most question came from private investors. I think the problem is not so much debt to CF, its the wolves on Bay St. They travel in pack and pursuing something else. BIR for example has a debt/CF of 2.26 x, trading at 8.77x FFO. LEG is company is doing all the right things, and as W.Buffet teach us, price will follow eventually. They are making tons of money, around 2.24 FFO 2014 projection. Protect the down side and the upside will take care of itself.
