RE:Does this make sense???6.6% CAP rate is far to aggressive in secondary and especially tertiary locations especially in slow growing regions of Quebec or Ontario. 7.5% CAP rate is more appropriate. As stated here by me a while ago $4.50 is a decent price target, and sub $4 if the NOI per REIT unit does not increase as a further distribution cut of 20-30% is still a distinct possibility due to over distribution. At least McCowan owns almost 20% of the REIT so there is very strong incentive to perform and increase unit price. I would favour distribution cut and aggressive unit buy back to $5.
