Of Course, any management is interested. it called Agency Theory
But When you look into the basic details for a REIT, dividend stock, I usually watch the following:
- Type of asset: Healthcare, in-place inventory old, Good demographics, therefore growth Potential
- AFFO payout : interesting in a range of 80~85%


Valuation discount
- Dividend Yield: interesting in a range of 7.5~8% compared to other canadian and US peers.
-AFFO multiple below peers
-Small cap REIT making any mid size acquisition accretive (the denominator being lower compared to perrs) compare to peers
-Trends in M&A in this niche...which was up ..
All of the above make it a potential target then a premium potential
