Mind you, have been knowing Peter for many moons and he is quite credible and he probably agree with you. 

Why did he option the property to UNO? If you look at their landholdings, it is simply impossible to develop them all and not dilute the stock too much and run into financial challenges. UNO made a good offer in a difficult market.
