The future

The futureD.UN was a core holding for me for the last 5 years. I now hold 3 units. I'm thinking about adding at this price, but I am concerned by the financials and the impact that higher interst rates will be percieved as having on REITs in general. I think we will see a big hit when the first interest rate raise is announced. We are seeing the anticipation of that now. REITs are a defensive play for volatile and bear markets. We are currently riding a bull. I don't see a good foundation for an extended bull, but I know that the Fed wants to raise interest rates. Short term, that will feed the bull. Demographics are a concern as well: we have an aging demographic bubble that is at, or close to retirement. It isn't the young folks that have been buying and holding REITs, it is the older crowd. What happens when they start to liquidate and roll over? Comments?
