Let it be 14% then. It was 20% the first time I bought it.

FS do you mind commenting on the investor sentiment when the yield was 20% in 2008/2009?

Same as today really. Mass panic over a tempest in a teapot. People were flipping their sh*t out. I didn't buy D.UN at its lowest, but almost (I thought $10 would hold, it didn't). People were saying how D.UN was going to cut its distribution to $0.05 per month and how every building they own was going to be foreclosed (not making this up). "Calgary is going to be empty blah blah blah!" Even during the financial crisis, the earnings covered the distribution

Then there was the crazy recovery and suddenly D.UN was the best stock of all times.

That's why I really don't believe D.UN will cut its distribution, at least not in the coming 2-3 years.
