FYI when you take into account the DRIP, they are not paying attention out more then they take in.  Plus all of that is rear view mirror stuff, they expect interest savings alone will add $0.05 per share in AFFO, plus they have a bunch of leases that start in the second half of 2016, and they are top-grading their portfolio (getting rid of low quality assets and acquiring highly desirable office space).  This is a good story developing, I might have to buy more!!
