Service Properties Trust is a real estate investment trust. The Company operates through two segments: hotel investments and net lease investments. It owns a portfolio of hotels and net lease service and necessity-based retail properties. The Company owns over 221 hotels with approximately 37,000 rooms or suites located in over 36 states, in the District of Columbia, Ontario, Canada and San Juan, Puerto Rico. It owns approximately 752 service-oriented retail properties with over 13.3 million square feet located in approximately 42 states. The Company’s net lease portfolio is occupied by over 175 tenants, which is operating approximately 137 brands in over 21 industries. The Company's net lease portfolio is leased to tenants that include travel centers, quick service and casual dining restaurants, movie theaters, health and fitness centers, grocery stores, automotive parts and services and other businesses in service-oriented and necessity-based industries.

RE:RE:RE:SVC and TimeExactly MUG! I wish I was averaged in as low as you but I'm on 10k ~1.70, nice 4% yield on my basis.

The management of this company is honest and has been open about the lumpyness of the business. People criticize them but they have been open about the struggles for some time. And hey, they are positive EPS, generating a decent amount of cash, and a lot of their technologies are just trying to get an initial footprint. Being software focused means they should maintain good margins. It is of course possible the market could die by replacement, or they could continue to grow sales slowly, make good acquisitions. My prediction is that they will have a stellar year in the next few, and either have a big run up in share price, or, get taken out by a big player.

Lets also not forget that they are buying back shares consistently at what they feel is very good value.

There are lots of questions and no one knows the future, but if you're looking for GARP, sandvine is a great fit.
