RE:RE:RE:RE:RE:RE:RE:PIRET now on BuyBack index. What is it ? I thought the new Vaughan and Barrington income and that Q4 additional income would mean lower payout ratio BUT, with the latest Unit issue you will find that it does NOT move the needle from the 9c per unit AFFO from last qtr. That is, adding the full $2.3MM anticipated qtly gross income (and that is not even adjusted to a net amount) to last qtr's gross AFFO, and then adding the near 30MM additional units to the units outstanding, means the new numerator and denominator still give us about 9c per Unit...voila, payout ratio on AFFO is still ~85%. (Of course, based on the qtly average of units o/s used in these calculations it might temporarily appear greater than 9cents, but in a full qtr the average Unit count will be normalized.)  Additionally, with the significant share price increase, I doubt the NCIB will be very active in coming months.
Has anyone seen the new S&P REIT GIC list??
